Guide to Selling
Book a market appraisal
We live and breath property so our valuations are accurate and designed to generate immediate interest. Book an appointment with one of our team and we’ll visit to discuss your moving story and see your property firsthand. Lead a busy lifestyle? Don’t worry, we offer evening and weekend appointments too.
The legal bit
We take the legal aspect of selling a property very seriously and have therefore cultivated trusted relationships with solicitors - just ask if you need a recommendation. There will be some forms to sign and it's worth reading all the paperwork concerning your sale thoroughly. Ask the advice of your legal team or one of us at Carter & Reeves Residential if there's anything you're unsure of.
Getting ready for marketing
Viewers will probably make up their minds within 30 seconds of visiting your home, so first impressions count. Less is more - aim for a tidy, bright and clean home (follow the same rules before the photographer arrives too).
Reaching potential buyers
Our website is designed to generate the maximum amount of leads for our vendors, and our longevity and reputation in the local area means we have the largest database of buyers looking for a property like yours.
Making your home stand out
A picture says a thousand words so we make sure the digital photography we take captures your property in its very best light. We commission a floor plan as standard for every property - it's a free service and a great addition to your marketing that we know buyers love.
Viewings: winning over buyers
We have perfected the art of open house marketing, where a number of potential buyers view your property on the same day. We find this generates a high volume of offers and speeds up the sales process. Equally as effective are personally accompanied viewings, and we tailor our service to individual circumstances. We'll always let you know who is viewing your property and when, and their feedback will be communicated promptly so you're not left wondering how the appointment went.
When an offer is made
We are sticklers for the law and ensure every offer is passed on to the vendor verbally and in writing as soon as it is received. Don’t worry if the figure isn’t what you expected, we’ll use our expert negotiating skills to manage the process.
Once an offer is accepted
Once an offer is accepted there is a flurry of activity between estate agents, solicitors and mortgage lenders. We acknowledge that this stage can make sellers anxious but your dedicated negotiator will oversee this process from start to finish - with plenty of updates and moral support along the way. Any questions? Drop in or call anytime for reassurance.
Exchange of contracts
This is when the sale of your home becomes legally binding and the buyer’s deposit is transferred to your solicitor. Very few transactions fail to progress after this point and we’ll let you know as soon as this stage is complete.... And relax.
Completion and moving in
Completion and moving in normally coincide on the same day. We will only release keys once your solicitor confirms he has received funds. Moving on to another property? We can help make sure this happens in tandem.
Being Social
Once an offer is accepted there is a flurry of activity between estate agents, solicitors and mortgage lenders. Online appeal
We know that almost every property search starts online and that’s why we’ve invested in our own website. It’s refreshingly different - edgy enough to reflect the areas we cover, yet functional to provide visitors with easy navigation and a fast search facility.
